Current status of the Seattle Eastside real estate market

Current Status of the Seattle Eastside Real Estate Market

  • NEW Listings = 226 – just slightly more then have SOLD – indicating that many  are selling as quickly as they are being listed – causing bidding wars and multiple offers
  • PENDING Sales = 398 – almost double the number of NEW Listings – many of these are Short Sales working their way through the process
  • SOLD – 213 – keeping pace with the NEW Listing coming on the market

Notice there are very few Cancelled and Expired Listings –  most of which are coming right back on the market.  These statistics are pretty consistent with those of the whole Puget Sound area as well as Seattle proper.  There has been a consistent up swing in the market since January, indicating that we are moving into a true Sellers market.  The Greater Seattle real estate market that includes the Eastside has never seen a trend where inventory levels continue to decline while pending sales continue to increase.  They seem to be on a track to cross paths which is highly abnormal and more importantly unpredictable.  The experts are at a loss for what will happen next.

Low Inventory Levels for HUD homes in Snohomish CountyLOW HUD Home Inventory Levels in Snohomish County Too!

The trend in low HUD Home inventory is tracking in Snohomish County as well, although there is almost double the inventory level as in King County.   Don’t get too excited, it only represents 14 homes in the whole county!   HUD home deals are still to be had, but like their counterparts in the market, they are going almost as quickly as they are put on the market.  Here are the current HUD homes currently listed on the NWMLS  for Snohomish County:

  • Average Days on Market was 105  –   based on a range of 1 – 592 days on the market
  • Average List Price was $425,774  –   based on a range from $69,900 – $4,250,000
  • Average Sales Price was $405,689   –  based on a range from $69,900 – $3,400,000
  • Average Sales Price to List Price Ratio was 97%  –   based on a range from 53% – 164%
  • Average Price per Sq Ft was $230.o0  –   based on a range from $64.05 – $1470.85
  • Average Square Footage was 1715  –   base on a range from 420 – 5,400 (Note: this includes 44 properties that did not disclose square footage)

Of the 884 homes on the market 108 Bank Owned/Foreclosures and 86 Short Sale Properties.
