Current Status of the Seattle Eastside Real Estate Market
- NEW Listings = 226 – just slightly more then have SOLD – indicating that many are selling as quickly as they are being listed – causing bidding wars and multiple offers
- PENDING Sales = 398 – almost double the number of NEW Listings – many of these are Short Sales working their way through the process
- SOLD – 213 – keeping pace with the NEW Listing coming on the market
Notice there are very few Cancelled and Expired Listings – most of which are coming right back on the market. These statistics are pretty consistent with those of the whole Puget Sound area as well as Seattle proper. There has been a consistent up swing in the market since January, indicating that we are moving into a true Sellers market. The Greater Seattle real estate market that includes the Eastside has never seen a trend where inventory levels continue to decline while pending sales continue to increase. They seem to be on a track to cross paths which is highly abnormal and more importantly unpredictable. The experts are at a loss for what will happen next.
